Montreal West Data

This page, clearly, has nothing to do with the Laos Village project; it's simply piggybacking on it.

Real Estate data

This is publicly available data courtesy of broker Norbert Bedoucha. The Westmount Independent newspaper publishes lists of sales with selling price and individual(s) selling the property. Perhaps our local Informer might do the same?

Evolution of the MoWest single family dwelling real estate market 2013 through 2022. Selling prices increased dramatically due to heightened demand during the pandemic as clear from increase in sales over $1M (pink). The 2022 proportions were based on total sales of only 25 homes, whereas typically there are about twice as many:  45 in 2021,  44 in 2020, 49 in 2019,  45 in 2018, and 57 in 2017.

The effect of the 2023 tax increase is yet to be seen.

Variations of the MoWest single family dwelling median selling prices from 2000. The vertical dashed line is for re-merger in January 2006. There were insufficient sales for Q1 2023, and consequently a gap in the graph. The Q2  2023 median selling price was $900,000.
